The city of San Clemente has specific zoning - or areas, that have distinct homes in them. Quite often when speaking of homes, the area where they are will define important aspects like taxes and mello roos and the city has specific plans for the zones as well.

  • San Clemente Homes in the Central Area:
    'Central San Clemente' includes the Pier Bowl area (San Clemente Municipal Pier) with multiple condominium complexes, multi-units and vacation rentals. The main attraction here is the 'Del Mar' street, with shops and restaurants, that head all the way to Pier.The approximate boundaries of the area are Linda Lane Park to the north, Trafalgar Canyon to the south (T-street), the Pacific Ocean to the west, and the inland residential neighborhoods to the east. The Central area is very busy and for those looking for the true California beach life, here's where you can find it : sand, sun and surf.
  • San Clemente Homes in the North Area:
    The North area of San Clemente is the area that borders with San Juan Capistrano and Dana Point, and the beach border with Capistrano Beach. Is a really diverse area when it comes to its homes, with many being multi-unix complexes and some would say this area has the most potential as many homes are older, and investors are coming in and rebuilding them. In the North San Clemente Real Estate market, you can find the gated neighborhood of Sea Point Estates with luxury homes that have expansive ocean views, but you can also find the typical ‘beach cottage’ home, or several multi-unit properties closer to the beach.
  • San Clemente Homes in the Coast District Area:
    The Coast District homes in North San Clemente are located 'up in the hills' east of the 5, neighboring the Forster Ranch and Marblehead areas. Because of the geography here, many homes enjoy beautiful Panoramic Ocean Views, or Canyon views. There is several cul-de-sac streets.
  • San Clemente Homes in the Forster Ranch Area:
    Forster Ranch is an area settled 'back in the hills' of San Clemente, mainly known for being a family friendly neighborhood, with lots of trails interconecting them, easy access to the freeway, shopping and medical centers off Camino de los Mares street, access to hills trails but most importantly for some, for not having mello roos.The main streets within the Forster Ranch communities include Camino De Los Mares, Camino Vera Cruz, Camino Del Rio, Portico Del Sur, Portico Del Norte and Sarmentoso, and you can find some fine estates and newer neighborhoods like The Reserve and Forster Highlands. Forster Ranch homes also tend to have larger sized lots than other neighborhoods in San Clemente.
  • San Clemente Homes in the Marblehead Area:
    This community conveniently located with easy access to the 5 Freeway and main streets of this area in San Clemente: Avenida Vista Hermosa and Avenida Pico. Most of the community is made of single family homes, but also there's two condo complexes. Many homes offer spectacular ocean views with the convenience of also being gated neighborhoods.
  • San Clemente Homes in the Rancho San Clemente Area:
    Rancho San Clemente is the neighborhood area located south of Avenida Pico, behind the San Clemente High School. The area has a nice variety of condos and houses, and due to the geography  of the area, many homes have great ocean or mountain views, plus no mello roos. Rancho San Clemente homes are surrounded by the Rancho San Clemente Ridgline Trail: a 3.5 mile long trail with incredible ocean views from Dana Point to San Diego, hills, valleys and canyons. The trail is suited for pedestrians, bicycles and allows dogs on leash.
  • San Clemente Homes in the Southeast area:
    Southeast San Clemente is considered to be south of Del Mar Avenue and on the hills east of the 5 freeway. Many of the homes and condos located in this area have spectacular, panoramic Ocean Views, or golf course views,  with the advantage of having larger lots than the homes located closer to the beach, and also, a significant price difference with them as well. The 5 Freeway is visibly the divider between this area and southwest.
  • San Clemente Homes in the Southwest area:
    All the way from  T-Street ( Trafalgar) to the south border of San Clemente with the San Diego county, the San Clemente southwest area is considered by many, the most desirable one in San Clemente. This is where the guard gated communities of Cyprus Shores and Cottons Point are ( former President Nixon's Western White House) , but also many other beach cottages and the Riviera Beach neighborhood. The southwest area is also very known in the surfer community, as having some of the most popular surf beaches in all Orange County, and California:  T-Street beach and Trestles.
  • San Clemente Homes in Talega:
    Talega of San Clemente is a newer master planned community built with the thought of bringing the 'Spanish Look' into the hills of San Clemente. Residents of Talega enjoy newer homes, many with ocean or hills views and access to more than 2000 acres of open space, 19 miles of hiking trails,  several pools, beautiful newer parks, and a nature preserve.
