Here below you will find our fees and cost for full service property management.

In addition to these services, we have a partial listing service. Which is that of inputting your property into the OC MLS and direct the listing to our site, which has the MLS Listing Feed for tenants to search themselves.

You will also see our non-management Leasing Services listed and the cost.

Our Full Service Management Fees are simple and reasonable.

Single Family Residence: 6% of monthly rent. Min. $100.00 per month. Which ever is higher.

Multi-Unit Property, 2-6 units: 5.5% of each unit’s monthly rent. Min. $80.00. Which ever is higher

Multi-Unit Property, 7-20 units: 5% of each unit’s monthly rent. Min. $70.00. Which ever is higher.

Multi Property Clients, above 20 properties, will get a discount and the cost can be negotiated. Please fill out the form below for an appointment. Appointments may be at our place or yours.

Partial MLS Input Service

This service allows you to have your property listing on the Orange County MLS and do your own marketing. This will expose your property to thousands of agents and their tenants. It will also direct the potential tenants to our free mls search on our site, where your property will be. We will also include an additional feed from Realtor.com, Homeseekers.com, Zillow, Redfin, Hotpads, Homes.com, OCRegester.com and other sites. The flat fee is: $395.00.

There is one other thing about it. Should a Realtor bring you a well qualified tenant with great credit and income, you should also include a min 2% of the lease term to that Realtor. If you rent it on your own, then great. Using this service, would save you hundreds of dollars. With the benefit of your property being exposed to 100′s of potential well qualified tenants.

Full Leasing Service

In addition to our excellent property management services. We provide leasing services to our non-management clients. These like to handle all their affairs month the month on their own, however, appreciated our professional marketing, screening, handling of all credit reports, contracts, legal disclosures and our vast tenant network.

The leasing fee for non-property management clients is 6% of the first year’s rent, which we collect from the tenant’s move in money and owner replaces, deposits that would be owed tenant at move-out. This fee covers and includes all commissions paid, (even to an outside broker bringing a qualified tenant), advertising expenses, photography, tenant screening, credit checks, rental/eviction history, collecting income verification and other supporting documentation, lease document preparation (contract), including appropriate disclosures, and signing appointments.
