WHO WE ARE - We are Orange County Property Management Experts at your service. We are the property managers, who know our Orange County market extremely well and are for sure the best area specialists, to manage your investments. Our efficient system and courteous service is our brand. 

MARKETING – Determine fair market rental amount. The market value of your investment will be re-determined each time it comes available for lease. So that you are getting the full advantage of your investment. Then we begin our very effective marketing program. Which includes the input into the S. California Multiple Listing Service, (exposing your property to more than 600,000 agents and their tenants) numerous websites, and promptly showing your property to prospective, pre-screened tenants. It’s our efficiency and aggressive marking that insures your investments stay occupied and not vacant.

TENANT SCREENING – Run extensive checks to determine eligibility including but not limited to credit history, income verification, employment history, rental history and eviction search.

TENANT PLACEMENT – Prepare lease contract with all mandatory disclosures to protect the landlord, collect move in funds, provide tenants with initial walk through and statement of condition form to be filled out and returned within 5 days of move-in. Instruct tenant to pay rent on time and as agreed and to maintain property per contract.

COLLECTION OF YOUR RENTAL INCOME – Receive rent payments, if needed serve 3 Day or Quit Notice and beyond if necessary.

MAINTENANCE OF YOUR PROPERTY – Arrange for necessary services. For example: utilities, gardening, pool service. Arrange for economical and efficient repairs in a timely manner, such as interior cleaning, pest control, painting, new carpeting, and other various types of repairs on an “as needed” basis. We use independent contractors or vendors that provide us with excellent service and reasonable rates. 

MAINTAIN GOOD TENANT RELATIONSHIPS – Courteous, prompt and professional attention to tenant inquiries and repair requests. Fast and courteous service on maintenance issues.

PAY YOUR BILLS - We may pay your recurring monthly expenses on your property such as, gardening, pool service etc.

ACCOUNTING SERVICE – Monthly itemized statements will be provided showing all income and expenses. Year-end statements will be provided as well.

DISBURSEMENT OF RENTAL INCOME – Forward owner proceeds as instructed on a monthly basis.

RENTAL SERVICE – We provide the rental community with a large selection of rental properties in Orange County at no charge to the prospective tenant. In doing so, we have qualified tenants waiting for rentals to become available.
