Here's some facts: The city of San Clemente has specific zoning, or areas that have distinct homes in them. Quite often when speaking of homes, there are different aspects or each area. The area's where they are will define important differences. Like taxes, HOA's, mello-roos and non mello-roos neighborhoods. The city also has specific plans for the different zones as well. 

Central areas of San Clemente Homes: In Central San Clemente is the Pier Bowl (San Clemente Pier). Also many complexes, multi family units and vacation rentals. One main attraction here, is Del Mar St. With all the shops and restaurants, that all lead to the San Clemente Pier. The approximate boundaries of the area are Linda Lane Park to the north. (T-street) or Trafalgar Canyon to the south, Ocean to the west. Then there’s the inland residential areas to the east. The San Clemente Central area is bustling with people for those looking for the true Ca beach life. It’s here's where you can find all the sand, surf and sun you could ask for.
